What Is a Cool Roof Coating?

In the simplest terms it is a bright white highly reflective elastomeric or silicone coating that reflects 80-90% of the sun’s heat. A cool roof coating or Cool Roof Restoration can cut summer utility cost considerably, extend the life of your roof and a cool roof coating can help reduce HVAC costs on your Phoenix commercial or industrial buildings.

There are 3 Distinctive Types of Roof Coatings on the Market Today.

Elastomeric Roof Coatings:

This is by far the most commonly used coating in the Phoenix metro area. These coatings are acrylic based (you can thin with water), and typically applied in two coats. TRM Roofing recommends embedding granules into the coating to give it a rock-hard surface.

Elastomeric Disadvantages: If your flat roof is not cleaned and prepared properly the elastomeric coating will not adhere properly and breakdown quickly. In low areas or ponding areas elastomeric coating may break down and start “potato-chipping”.

Silicone Roof Coatings:

Compared to elastomeric coatings silicone roofing coatings offer excellent weathering, chemical resistance, improved ponding water protection and much longer life than a typical elastomeric coating. One of the major manufacturers of Silicone Coatings is APOC. APOC’s Armor Flex Silicone coating is superior to your standard or even advanced elastomeric coatings. APOC’s Armor Flex roof coating is inorganic, moisture-cured that will provide a seamless, flexible and durable protective barrier for your flat, metal, foam or TPO roof.

Silicone Disadvantages: Silicone has a bright and wet looking surface, except it attracts dirt and becomes dirty quick. Silicone is difficult to repair because nothing sticks to silicone, not even silicone. Just be aware.

Chopped Fiberglass & Asphalt Emulsions:

Probably one of the best roof restoration systems out there. Instead of 2 or 3 gallons per 100 square feet this system has 10-12 gallons per 100 square feet. In addition, 3 pounds of chopped fiberglass (per 100 square feet) are chopped into the emulsion as it is being applied. After the emulsion is cured either an asphalt aluminum coating or an elastomeric coating is applied over it bring the gallons up to a whopping 13-15 gallons per 100 square feet.

Disadvantages: There are a limited number of qualified roofing contractors that are qualified to install this unique system.
